I’m the owner, Jim Buell, and I have over 20 years of experience buying, selling, and bartering distressed property. I’ve sold a lot of property over the years but am mainly a buyer and holder.
What I do is help people in distressed properties take the best approach that benefits them the most. I make money by charging a fee for services. Sometimes I buy property that owners otherwise could not sell. This falls into several categories.
l. Homes in, or soon to be in foreclosure.
There are several plans I offer
A.Buy the house and rent It to the previous owner. Give the owner a chance to buy the house back at a modest sale price.
B. Buy the house.
C. Analyze the situation and determine if the foreclosure can be stopped for good.
Choice A is the most popular. Buy the property from the owner at an amount that will cover my costs plus a small fee.. Lease the house to the previous owners. Sell an option at a modest price for the owner to purchase the house at a previously determined price.
This choice lets the owners stay in their homes. It reduces expenses (low rent) and allows the clients to save toward a repurchase date. It preserves their credit score as much as possible And COMPLETELY removes the threat of foreclosure. It avoids bankruptcy and keeps that off the credit history.
In this case I can often stop or delay the foreclosure deadline by making sure all the legally required steps have been taken by the lender.
Then buy the house from the owner at an amount that will cover my costs and make a profit. Then lease the property to the owners at below market rates.
